Home insurance

Homeowners insurance for the house you actually have.

Older farmhouses, new builds, mobile homes, and rentals all price differently. We match your home to the carriers that want it and explain the trade-offs in plain terms.

Price follows the details.

Carriers price a home on its roof age, construction, distance to a fire hydrant and station, and claims history. Two houses on the same road can get very different quotes, and one carrier may decline a home another one wants.

We gather those details once, quote several carriers, and show you what each policy pays to rebuild. Lenders require coverage, but they rarely check whether the limit would rebuild your house at today's costs.

Coverage

What a home policy covers.

A quote request does not bind, change, or cancel coverage. Campbell Insurance will confirm details in writing before any coverage action is taken.

Dwelling and other structures

Dwelling coverage rebuilds the house. Other structures covers detached garages, barns, sheds, and fences. We check the limit against current building costs, not your purchase price.

  • Replacement cost estimate
  • Detached garages and barns
  • Roof age and material
  • Wind and hail deductibles

Personal property

This pays to replace furniture, clothes, tools, and electronics. Replacement cost pays for new items, while actual cash value subtracts depreciation first.

  • Replacement cost vs. actual cash value
  • Jewelry and firearm limits
  • Scheduled items
  • Home inventory help

Liability and loss of use

Liability covers injuries to guests and damage you cause to others. Loss of use pays for a rental and meals while a covered loss keeps you out of the house.

  • Guest injuries
  • Dog bite liability
  • Temporary housing
  • Umbrella coordination

Gaps a standard policy leaves

Standard home policies exclude flood and earthquake. East Tennessee sits in an active seismic zone, and creeks here rise fast, so we ask about both before you decide.

  • Flood insurance
  • Earthquake coverage
  • Water backup
  • Mine subsidence questions

Questions

Common questions.

Is homeowners insurance required in Tennessee?

No state law requires it, but your mortgage lender will. Once you own the house outright, the decision is yours, and a single fire or tornado can cost more than decades of premiums.

Why did my home insurance renewal go up?

Building costs, storm losses across the region, and your roof's age all push renewals higher. We can re-shop your home with other carriers and review your deductible and limits before you accept the increase.

Does home insurance cover flooding?

No. Flood needs a separate policy through the National Flood Insurance Program or a private carrier. Most new flood policies have a waiting period, so buy before the forecast turns.

Can you insure a mobile or manufactured home?

Yes. Mobile and manufactured homes need carriers that specialize in them, and we can quote those alongside a standard home policy.
